Commercial door problems we fix

  • Doors that won’t open or close. Broken springs, snapped cables, failed operators or a tripped safety device are the usual causes. We find the real problem before replacing parts.
  • Broken springs and cables. Commercial doors run heavier springs and more cycles than residential doors. We replace torsion springs and lift cables on sectional doors and rebalance rolling doors.
  • Damaged sections, slats and curtains. Forklift and truck strikes bend panels and slats. We replace damaged sections on sectional doors and damaged slats or curtains on rolling doors when the rest of the door is sound.
  • Off-track doors and worn rollers. A bent track or worn rollers make a door bind, shake or come out of its guides. We realign, repair or replace tracks, guides and rollers.
  • Operator failures. Motors, limit switches, logic boards, photo eyes and wall controls. We repair commercial operators and replace them when repair no longer makes sense.

Repair or replace?

We’ll tell you honestly. Often a single damaged section, a spring set or an operator part gets the door running again. Do you repair commercial doors you didn’t install?

Yes. We service and repair all makes and models of commercial overhead, rolling steel, dock and self-storage doors, no matter who installed them.

What is the difference between commercial and residential garage doors?

Commercial doors are built for more cycles, larger openings and harder use. They typically use heavier-gauge steel, stronger springs and hardware, and operators rated for many open-and-close cycles a day. Repairing them takes heavier parts and different tools than a home garage door.

Can a damaged roll-up door be repaired, or does it need replacing?

Often it can be repaired. Bent slats, a damaged bottom bar or worn guides can usually be replaced without replacing the whole curtain. If the curtain is badly damaged or the barrel and springs are worn out, replacement may cost less over time. We’ll show you what we find.

Can you work on the dock leveler at the same opening?
