Most garage door repairs we’re called for start as small problems: a dry roller, a loose bolt, a spring that’s slowly losing tension. Regular maintenance catches them early, keeps the door running quietly and helps it last longer. Partridge Door Company provides garage door tune-ups for homeowners and a commercial preventive maintenance plan for businesses across central Mississippi. We service all makes and models, including doors and openers we didn’t install.
What a residential tune-up includes
A typical tune-up covers the whole system:
- Balance and spring check. We test the door’s balance and check the springs for wear and lost tension. → Spring Repair
- Cables, drums and bottom brackets. We look for fraying, slack and rust.
- Rollers, hinges and tracks. We check for wear, tighten loose hardware and make sure the tracks are aligned.
- Lubrication. We lubricate the moving parts that need it, including springs, hinges, roller bearings and the opener rail where appropriate.
- Opener inspection. We check force and travel limits, the drive and the wall control. → Opener Repair
- Safety tests. We test the photo-eye sensors and the auto-reverse function.
- Weather seals. We check the bottom seal and weatherstripping, and recommend replacements if they’re worn.
If we find a worn part, we’ll explain what we found and what it means before doing any repair. → Garage Door Repair
Commercial preventive maintenance plan
Commercial doors cycle far more than home doors, so small problems turn into downtime faster. Our commercial preventive maintenance plan is a custom plan based on your facility. We build the visit schedule and scope around your building’s size, the number of doors and dock positions, and how hard they work. A plan can cover:
- Commercial sectional overhead doors and rolling steel doors
- Commercial door operators and safety devices
- Dock levelers, seals and shelters, and bumpers and restraints
- Self-storage doors
- High-speed doors and fire-rated doors
On each visit we inspect, adjust and lubricate, test safety devices, and report anything that needs repair before it causes downtime. We service all makes and models, so one plan can cover every door on the property. Tell us about your facility and we’ll put together a plan. → Commercial Door Repair
Simple things you can do between visits
- Watch and listen to the door once a month. Jerky movement, scraping or new noises are early warnings.
- Keep the tracks and the area around the photo eyes clear.
- Test the auto-reverse with an object, such as a piece of wood, on the floor under the door.
- Leave springs and cables to a technician. They’re under high tension and can cause serious injury.

Garage door maintenance FAQ
How often should a garage door be serviced?
For most homes, a professional tune-up about once a year is a good rule. Heavily used doors, and most commercial doors, benefit from more frequent visits depending on how many times they cycle each day.
Should I lubricate my garage door?
Yes. Hinges, roller bearings and springs benefit from a light coat of a garage-door lubricant a few times a year. Don’t grease the tracks themselves, because grease collects dirt. Nylon rollers without exposed bearings don’t need it.
What does a garage door tune-up include?
A tune-up includes a balance and spring check, inspection of cables, rollers, hinges and tracks, lubrication, tightening of hardware, an opener check, safety sensor and auto-reverse tests, and a weather seal check.
