Storage customers judge a facility by its doors. A door that sticks, sags or won’t latch costs you rentals and adds work for your manager. Partridge Door Company installs roll-up self-storage doors for new facilities and expansions, and repairs storage unit doors for owners and managers across central Mississippi.
Self-storage doors we sell and install
We’re an authorized dealer for DBCI and ASTA, two manufacturers known for steel curtain roll-up doors built for storage use:
- Roll-up storage unit doors for drive-up units and interior hallway units, in standard storage-unit widths and heights.
- Insulated rolling sheet doors for climate-controlled units or buildings where heat gain is a concern.
- Larger roll-up doors for RV, boat and vehicle storage bays. → Rolling Steel & Roll-Up Doors
- Latches and hardware suited to storage use and tenant locks.
We can help with new construction, expansions and replacing worn-out doors at an existing facility. Tell us the unit count, door sizes and timeline, and we’ll put together a quote.
Storage unit door repair
We service and repair self-storage doors of all makes and models, including doors we didn’t install. Common calls:
- Doors that are hard to lift or won’t stay up. Usually the spring tension has dropped or a spring has broken. We re-tension or replace springs.
- Stuck or jammed doors. Bent guides, a damaged curtain or debris in the track. We straighten or replace guides and repair the curtain.
- Broken latches. We replace latches so units lock properly.
- Dented curtains and bottom bars. Vehicle and dolly damage is common at drive-up units. We repair or replace damaged parts so the door seals and locks again.
- Worn weather seals. A worn bottom seal lets in water and pests. We replace it.
For multi-building facilities, ask about our commercial preventive maintenance plan, a custom plan based on your facility’s size and number of doors. → Maintenance Plans
For larger commercial doors on the same property, such as office, maintenance or loading doors, see Commercial Door Repair.

Self-storage door FAQ
What kind of doors do storage units use?
Most storage units use roll-up doors with a corrugated steel curtain that coils above the opening. They take up no space inside the unit, they’re durable, and they lock at the bottom. Some interior hallway units use swing doors instead.
Which is better for self storage, a swing door or a roll-up door?
Roll-up doors are the most common choice for drive-up units because they open the full width of the unit and don’t swing into the drive aisle. Swing doors can work for small interior hallway units. We sell and install roll-up storage doors, and we can advise on the best fit for your layout.
Can you replace the springs on storage unit doors?
Yes. Storage door springs lose tension over time, especially on busy units. We re-tension or replace springs on storage doors of all makes and models.
Do you work on facilities you didn’t build?
Yes. We repair storage doors at existing facilities regardless of who made or installed them.
Is your work covered by a warranty?
Yes. Our products and services come with a 1-year warranty, followed by the manufacturers’ warranties.
