Fire-Rated Doors & Rolling Fire Doors

Fire doors don’t get much attention until the day they’re needed. A rolling fire door stays open during normal business, then closes automatically in a fire to help stop flames and smoke from spreading through an opening in a fire-rated wall. Partridge Door Company sells, installs, services and maintains fire-rated doors for commercial, industrial and institutional buildings across central Mississippi.

Fire doors we install

  • Rolling fire doors. Steel coiling doors for larger openings in fire-rated walls, such as warehouse dividing walls, corridors, conveyor openings and loading areas. Hourly ratings vary by model and are set by the manufacturer’s listing.
  • Fire-rated counter doors (counter shutters). Smaller rolling doors for service counters, pass-throughs, kitchen and concession openings, and reception windows.
  • Insulated rolling fire doors where the opening also needs thermal performance.

Cornell, one of the brands we sell, makes rolling fire doors and fire-rated counter shutters. For other projects we’ll recommend fire-rated products that match the opening and the rating your building requires.

How rolling fire doors close

Most rolling fire doors stay open day to day and close automatically when they’re triggered. Depending on the door and the building, that can be:

  • Fusible links that melt at a set temperature and release the door.
  • Connection to the building’s fire alarm or smoke detectors, so the door closes when the alarm sounds.
  • Governors or speed controls that make sure the door closes at a controlled speed.

Some fire doors also double as everyday doors, with a motor operator for normal opening and closing, and a separate system that closes the door in an alarm.

Service and maintenance

Fire doors have to work after sitting idle for months or years, and NFPA 80 calls for fire doors to be inspected and tested regularly. We service and maintain fire-rated doors: we adjust and repair closing mechanisms, replace damaged slats and parts, check release devices, and get doors closing properly again. We work on fire doors of all makes and models.

Fire doors can be included in our commercial preventive maintenance plan, a custom plan based on your facility’s size and number of doors. → Maintenance Plans · Commercial Door Repair

For questions about your building’s specific code requirements, check with your local fire marshal or authority having jurisdiction.

Fire door FAQ

What is a rolling fire door?

A rolling fire door is a steel coiling door installed in an opening in a fire-rated wall. It normally stays open and closes automatically in a fire, triggered by a fusible link, smoke detector or fire alarm, to help contain fire and smoke.

How does a fusible link work on a fire door?

A fusible link is a two-piece metal link joined by solder that melts at a set temperature. When the heat of a fire melts it, the link separates, releasing the door so it closes.

How often do fire doors need to be checked?

NFPA 80 calls for fire doors to be inspected and tested at least once a year, and your local fire marshal or insurer may have added requirements. Regular service between inspections helps the door close properly when it’s needed.

Do you service fire doors you didn’t install?

Yes. We service and maintain fire-rated doors of all makes and models.

Is there a warranty?

Yes. Our products and services come with a 1-year warranty, followed by the manufacturers’ warranties.
